<p>When you purchase goods and services locally you keep the money closer to home.  You keep the seller closer to home too.  When we quit shopping at the local corner store, they are forced to raise prices to stay in business which in turn causes others to shop elsewhere.  The snowball effect will surely put them out of business.  Now you will have to drive further to get to the nearest shopping.  All this does is shifts the burden or cost from the food to travel expense.  <span id="more-132"></span>Stop and think of the added cost of shopping further away.  The consequences of cutting off your local vendors not only drives cost up for you but for all of us.</p>
<p><strong>Hire Local Contractors!</strong></p>
<p>It&#8217;s kind of handy to have the local gas station where you can get a tire fixed or a windshield wiper replaced or just get some oil put in when you need it.  Well I guess it used to be anyway.  Don&#8217;t you miss that extra added little service you used to get.  someone else watching out for you and your car.  But you know that went by the wayside because it cost a couple cents more for gas or oil.  You could drive ten miles further and get the gas cheaper.  You still stopped in and took the free service as long as it was available but where are those little stations now?</p>
<p>Our local builders and repairmen need our support too.  If we don&#8217;t support them, they raise prices or go further out for work and we have to contact workers from other towns.  So we pay more to get them to come out. They don&#8217;t know you or care about you.</p>
<p>What is happening in the world today appears to be stemming from that same attitude of going elsewhere for the cheapest product or service no matter the cost.  If we shop by price and not by quality we will spiral downward continually.  If we choose quality over cost we can reverse that trend.  You have the ability to demand better service when you pay more and who is more likely to give you better service than your neighbor?  Surely you don&#8217;t believe that huge store 50 miles away cares if you get mad at them.  But your neighbor cares.</p>
<p><strong>Hire Local Help!</strong></p>
<p>Hire the local workers when you can.  They can use the money and it costs them less to get to work.  They probably know you and everyone else you deal with.  Because of that they will probably be more conscientious and work harder than the guy who is driving an hour to come to work.  Hire a local realtor and shop with a local realtor.  Who is better equipped to know the properties and prices than a local?  Who is going to work harder to maintain a good name in the community?  Why would you want to hire a realtor who has to drive an hour just to show your property or put up a sign on it.  You want a realtor who is going to drive by your property as many times a day as possible.  You want to be remembered every time they see your place.  Hire the realtor across the road if you can.  Just like a builder.  Hire the closest one you can get.  Next door if possible.  If you have a ford dealer next door to you, drive a ford.  He&#8217;s the closest repair shop when it don&#8217;t start!</p>
<p><strong>Crab Bucket Mentality!</strong></p>
<p>My brother in law calls it crab bucket mentality.  When you have one crab in a bucket you need a lid on the bucket but if you have two crabs, they will keep pulling each other back in.  Well we should be helping each other as much as we can.  We should not be jealous if our neighbor is successful.  We should help them celebrate.  Don&#8217;t keep pulling them back in the bucket.  We can learn from them too but if we help each other we can all be more successful.  There is a reason you find the big fast food franchises in the same area.  They know that that&#8217;s where the people will go for food.  Yes they compete but the also help each other bring people in.  People also need each other.</p>
<p>Farmers used to all work together.  They took their teams of horses from farm to farm at harvest time.  The work was easier when there were more hands to do it.  When they became so large that they didn&#8217;t need each other, when they got bigger equipment and started farming faster and further out, farmers started getting out of the business.  The fun stopped and it was all work.  Now the big corporate farms are everywhere.  What did that do for the farming community?  Well instead of fifty farms sharing the wealth and the work, one or two are making all the wealth and hiring as little help as they can.  Farm workers need to go elsewhere to make a living.  What a shame that everything has to be bigger.  The bigger the farm the less personal it all is.  It&#8217;s like a factory where the farmer may or may not even see his cows or even know how many he has.  Some of the larger tractors and equipment cost more than the smaller farms.  Where is that money coming from.  How many jobs are lost to pay for that?</p>
<p><strong>Get To Know Your Neighbor!</strong></p>
<p>If we all get to know our neighbors, it will be a lot harder to look the other way when they need help.  And if we need help it will be a lot easier to ask for help.  Asking for help will help build a stronger community and give us a sense of responsibility that we really should have anyway.  Get back to neighbors helping neighbors and quit pushing it off on someone else.  It&#8217;s a good feeling to do something for a neighbor or a stranger.  Mowing your neighbors grass improves your neighborhood.  Painting his fence improves your neighborhood.  It&#8217;s Win Win.</p>

<p>Simply put, a land contract is a <strong><a title="Land Contracts" href="http://www.land-contract.us/">contract for deed</a></strong>.  It&#8217;s <strong>Owner Financing</strong>. Terms set between Buyer and Seller.</p>

<p><span id="more-124"></span></p>
<p>When you sell your home on land contract, you are cutting the banks completely out of the deal.  You can set the terms based on your cost, your committments, the buyers ability to pay and any other factors you and the buyer deem important.</p>
<p><strong>How Hard is a Land Contract?</strong></p>
<p>Well I&#8217;m glad you asked!  A Land contract is so simple that even the average buyer and seller can understand the terms.</p>
<p>If you have never bought a home through a bank you probably don&#8217;t know how much paperwork there is for you to sign and initial.  I dare say there could be 40 or 50 pages or more even.  They have made getting a home loan through a bank or finance company so intimidating and the contracts so confusing that most people don&#8217;t even read them.  They simply trust that the banker is or broker is looking out for them.  That couldn&#8217;t be further from the truth.  It&#8217;s all done so they have an advantage over you.  It protects them and their investment.</p>
<p>Compare that to a Land Contract.  Most Land Contracts can be completed on 1-3 pages.  All the terms will be spelled out in plain and simple language like it should be.  How hard is that?</p>
<p><strong>How does a Land Contract benefit the Seller?</strong></p>
<p>Well the seller is selling the home on Land Contract, you can take a look at the amortization chart.  On a $100,000. 00 loan at 6% for 30 years, you will collect $115,838.53 in interest alone.  <strong>What!!?? </strong>You mean you sell a hundred thousand dollar home for $215,000.  plus?</p>
<p>Ok so what if they default?  Well, You should have gotten some money down and they have probably made payments for a while.  You should be able to keep that and resell the home.  You should come out very good if you have serviced your loan and made sure you were protected in the contract.</p>
<p><strong>How does the Buyer benefit with a Land Contract?</strong></p>
<p>If this is truly a Win Win meeting of the minds, the buyer should be getting a good deal too.  Less down payment than required through a lender, Maybe you are not as scrupulous with their credit score.   The financing terms can be easily taylored to meet the needs of both parties unlike bank financing.   This may be just what a buyer needs to get them into a home immediately.    If buyer and seller are working together to make this a Win Win situation, it can be wonderful.  Caution though to make sure both parties are working toward the Win Win.</p>
